Negotiating an offer, is it too late? - 5 weeks in

It is the first offer in 8 months and I do not want to mess it up. I am in Salt Lake City, in case local advice matters. The hiring manager was friendly and open. What wording worked?

Most employers expect a short conversation. Mine did not even blink.
